We have been issued with a no fault eviction notice from our current landlord, we have been renting a total of 13 years and have been in Our current property since March 2017. We have never missed a rent payment and our current landlord gets his rent a week early ever month as my salary is paid then.
I went through a very messy divorce which took nearly 5 years to sort out. I was awarded a very small settlement as I was not on the mortgage of the property my ex owned and his mother lived with there. I was not paid my settlement straight away as unfortunately it was a court order that said I had to wait until him mother died for me to be paid!! I received the small seamen’s in 2022 . There are debts from that marriage which stupidly I put in my name although they were joint debts but my credit was perfect and I didn’t think about what would happen if we split up. He didn’t pay a penny towards them and I had 2 young children. So I ended up with CCJ’s 3 of which I was able to pay and 2 still need to be settled. They are for small amounts and I am paying them off but because of these , my now husband and I find ourselves in a position where we need to find a property to rent by 19th August and we are being refused. I have given work and our landlord reference and wage slips etc but still nothing. Any help or suggestions from anyone would be greatly appreciated. My job is secure as I work for the ambulance service so I don’t know what else to do. Help please
When was section 21 issued to you? The amount of time you have rented from them entitles you to 12 weeks notice

The fact that you posted that comment with a modal verb and a question mark indicates that, rather than certain fact, it’s merely your best guess. With respect, Jayne3 needs certainties.
@Jayne3 IIWY, I would be up front with any potential LL about your situation. Many are going to find you too risky, but I would def consider you having heard your story. Of course, I’d need to verify every aspect of it and you’d need to move much faster than other applicants because there’s more work to do with your application. But it wouldn’t discount you immediately. I think you just need to persevere and be up front and continue to apply for as many properties as you can.
Its not the same in England and Wales.
