The way I do this with my landlords is to have a clause that says “no pets in the property without the permission of the agent (or landlord for you Simon) which will not be reasonably withheld”.

Does that clause cover the landlord if they do give permission and the pet proves to be troublesome? Would the pet have to go if the landlord withdraws permission? Thanks

I would be interested in Openrents feedback on those points. We use Openrent’s AST. We have really good tenants, who want to rent long term which suits us unless something unforeseen occurs, and they have asked if they can have a pet. The clause (4.5) interests us because if we do give written permission it would be for a pet-specific animal and time limited to the length of the AST which, so far, we have renewed every 6 months.

Openrent, can we add that clause to the AST? Can I be pet-specific in the written permission? Can I make the acquisition of this pet conditional upon an up-front professional clean fee being paid to us, in the written permission ?

Yes you can add custom clauses to the OpenRent AST. Here is a guide on how to do it:

Yes, you can specificy a given pet or species of animal.

No, you can’t ask for cleaning fees from tenants because they are banned by the Tenant Fees Act. You could increase the rent slightly to make up the cost of a professional clean over the course of the tenancy (e.g. £10 a month to add up to £120 over the course of 12 months). This would be the safest way to do it and remain compliant with the Tenant Fees Act.

Thanks Sam. Our tenants seem very house proud but they knew when they decided to rent that we didnt want holes drilled in the walls and they’ve asked to put up shelving, they knew we didnt want pets and they’ve asked to have a pet. I’m beginning to feel a little apprehensive. Especially about allowing a pet. I have heard tenants use pets as a means of staying on at the end of a tenancy because they cant find somewhere else to rent that will take them. In our area there seems to be few if any available rentals that allow pets. What would you suggest? Thanks

Chris, for someone so educated, you seem to have trouble with your spelling. (Loosing) The correct spelling is Losing. You sound like a very angry man.

Hi, I just want to say you all unreasonable people. The UK give landlords orettt much every right & tenants nothing. I lived in a flat with black mold and guess what being the tenant had NO rights to change anything even though we reported it to the estate agents & council. We were told just keep the windows open… Mid winter too but wack the heating up so you keep warm?? Landlord didnt have to do nothing. DISPICABLE.
As for pets…ummm I dont have a family of my own like many people yet you deny ANYONE who wants a beloved pet to come home to. Tell me do you all go home to families, & PETS…BET YOU DO. You think your the only ones who are entitled to have that just because you can afford or were LUCKY enough to own a property? DISGUSTING. Whats more you think its funny that you can charge a BIG/DOUBLE deposit or lump an extra £25/40 per mnth on the rent. Let me tell you this… Most people crate there dogs while out or have a pen. The dog is supervised while in the house. That extra rent for tge pet to not be in the house/flat for some of the day. Tell me what do you do with your pets while at work? Better still what do you do when your kids draw all over the walls or damages something? Theres a LOT of GOOD pet owners out there. HAVE A FRIGGING HEART.

If your dog stinks my place out I bet you dont pay. Funny how some people when in the wrong always end up swearing at everyone. No we dont all go home to famil or pets . “most dogs crate their pets”? rubbish.!!

Not rubbish at all colin. I dont have kids because I was not blest with them like others. When my dog messes or skinks I bath her & clean it up, it doesn’t get to SMELL up the place I live because I clean & if I had to id PAY to have it professionally cleaned thank you. My dog spends my working hrs at dog day care thank you. And I ALWAYS PAY my way thank you… I am not the compassionateless idiot thak you, And thatks to your kind of attitude im soon to become homeless but hay ho who cares right, certianly not you, your NEVER in the wrong right…Just ppl like me.

Not all people clean up after their pets. I have bought properties in which it was clear the dog was dirty as the skirting and wall was black, where the animal was lying down. I was wrong once, I gave an alcoholic a chance and was let down. He was a dirtier person than a pig, in fact I would have been better off with a pig

If a discussion on a forum regarding owning a pet makes you this angry, can you not imagine how many arguments this would cause in a real life scenario? Landlords simply don’t deserve or need this sort of abuse.
For us, the more concessions we give, the more room for arguments at the end. I have found that to my detriment on every occasion.
I would not want to be your landlord, after this unreasonable tirade. Unfortunately, even when giving a brand new home to tenants they simply do not appreciate it or look after it as they would if they had had to work for it themselves.
As a pet owner myself I know that when a pet has an accident however much the carpet is cleaned on the surface it is never truly clean. As well as soiling the carpet and underlay it soaks into the floorboards underneath and can never properly be cleaned without taking up the carpet, underlay and cleaning the bare boards. This is why when another pet comes in after you have vacated the property it will immediately mark its territory and hey presto! even more damage. The landlord would have to put a new carpet down between each tenant and then you’d be moaning about increased rents.

well said Mr T exactly right. If someone is to be made homeless then the landlord must be fed up with them as in these times no one is going to evict a good tenant. I as a builder must have been in hundreds of homes in 50 years, I can count on two hands the number of times I have seen. pets in crates or pens vast majority are loose in the house and garden. PS I have 4 cats feral who adopted me and they are never in the house

I like the idea of feral cats adopting you! How are you getting on in these crazy times? Have you had to sort out much in the way of concessions etc. to your tenants? Must be difficult for landlords of multiple properties having to manage a few sets of tenants in these circumstances all with different needs.

I am not against pet ownership in principle but know in practice it unfortunately causes more problems. Have friends with pets and even their homes stink to high heaven. The Febreze ad comes to mind of being nose blind

MrT no one has asked for a reduction save one who rents a shop off me he is a tattoo ist and has paid no probs for 8 years. I will cut his rent in half for three months as the place cost me little to buy 40 years ago and i get my investment back every 3 years. All rents paid so far .I do have good tenants Re the cats> i live in a valley in N. Wales and a mother cat turned up one day with 3 kittens. I had to buy food ! she never left . All went to the vets. they all sleep under the car port

Good news regarding the tenants and the feline ones too! N. Wales still a bit of a journey to Merseyside.

Thats true I just get used to it. I live in such a beautiful spot with the river at the botton of the garden. Old farm mill. I am very fortunate.

That sounds idyllic. A friend of mine moved from the South East to Wales. As it was a lot cheaper he bought a second house to rent out and was unfortunate to end up with nightmare tenants. Took him a long time to get the house back and a lot of stress obviously
