Not getting suitable tenants

Dear All, need some help i am not getting enough interest from suitable tenants, they are all not good tenants and I am already out of pocket on one round of referencing due to tenant lying about there circumstances

Before you pay references see bank statements and see Experian pie chart ( which they get for free)
And validate most of it yourself
Lots of people have been served s21 so these are the people looking and it’s becoming more of a problem

Is the price right? If it is a bit high, those who have more choice might not enquire, but those who are desperate and struggling to find something will apply for everything.

holding deposit will solve this

if you took a holding deposit and you have proof that the applicant misled you in their application, then yes, you can keep it

You can ask qualifying questions before they view. i.e have they got CCJ’s etc
are they in fulltime employment?
then make it clear, if they fail credit check they may be liable for costs if it’s something they have lied about.
I have had a tenant that was upfront and said that they would fail due to a CCJ, but it was all settled years ago. They proved their income and passed reference check and they opted to pay three months rent upfront, to show commitment.
