Any ideas if I can change for costs and time when dealing with a tenant who lies?
Over inflated earning, lied about being on benifits and took a week to send refrencing back.
He obviously won’t cancel his application, as he doesn’t want to charged his holding deposit.
If they gave false or misleading information you can keep the entire holding deposit. You must write to them telling them why you’re keeping it.
If you ask an applicant to provide 6 months of bank statements before you will discover for free if someone is overinflating earnings or dependent on benefits. Only if the statements give you no cause for doubt should you then proceed to referencing.
You keep the holding deposit (all of it) after writing to them explaining that you are doing so with evidence that what they initially told you does not match what you subsequently found.
On you application, you should have clearly stated a 1 week non refundable holding deposit is required upon application.
This means you take the holing deposit when the applicant gives you his initial paperwork. That’s one week to get bank statements, which is the most important.
Why bother taking a holding deposit though? I don’t see the advantage for the LL. Just something extra to deal with and more red tape to trip over. And on OR, it prevents you from continuing to field enquiries which is a perfectly legitimate thing to do while you give one applicant priority for whatever reason.
Hi, any tips on how to deal with a tenant who does not keep his room tidy. The reference I received mentioned that the tenant was very tidy, but to date I have not seen any evidence of tidying up. In fact the room is always in a state of clutter/mess. Also another issue is that the tenant is prone to making inappropriate comments(possibly cultural differences), observations, or not tidying up(moving out of the way) when the weekly cleaner is around. Any suggestions on how to deal with this.
I think you should consider the cost of referencing as payment for the lesson that you’ve been taught here and move on. Referencing is the LAST thing you do after you’ve got all other evidence in writing from applicants. Referencing is only there to confirm everything you’ve already been told.
He is a liar. Anyone who lies has something to hide. This is not the type of tenants you ever want, or you will have problems. Better to learn this now, than have them as a tenant and they stop paying rent after a month or two. This is why diligent referencing is so important. You can’t let your guard down.
