Oil on walls security deposit

Hi guys,

Just a bit of advice, our tenants have moved out and oil marks are all over the walls and some walls are dirty.

Our previous tenants before this one, no issues like this.

This is hard to remove, and will need to be repainted.
Can I deduct this from there security deposit?

Oil is not reasonable wear and tear and is a result of negligence of some kind, yes the repair cost can be fully deducted.

It will be really hard to paint over, need Zinsser or similar

Pre check out, carry out a detailed inspection to pick up issues like this and flag them to the tenant. Makes for an easier check out if you’ve got pending deductions from the deposit.
