Open rent contract re break clausea

Hi all,
If my break clause in my contract is 12months and I give 2 months notice, why has open rent changed this to the break clause being 14 months (i.e. adding 2 months onto the 12 month break clause for the notice period) a break clause shouldn’t add those additional 2 months, you’d need to give the 2 months at 10 months if you want to leave after 12months if this is the break clause?

Is this standard operation for open rent contracts?

As standard, OpenRent contracts are for a minimum of six months with a break clause from month four (so from month four you can give 2 months’ notice). You can find samples of our current standard contract here.

When landlords use our Rent Now Service they are responsible for drafting and issuing their own version of our standard contract. This means that they have the option to change the break clause and that sounds like what has happened here.

If you’re unhappy with the break clause proposed by your landlord then we’d recommend that you contact them directly to discuss your concerns and reach an agreement with them.

Can I edit the break clause from min 6 months to 12 months?

Better to just specify a 6 month initial term and let it go periodic thereafter. Break clauses are notoriously variable and sometimes unenforceable.
