Hello my tenants moved from abroad and so were on a fixed term contract (1 year then 6 months) where they paid the rent upfront for a year/six months. They are excellent tenants. They want to move to a periodic tenancy where they pay monthly instead. Do I need to issue a new tenancy contract or will the existing contract just turn into a periodic one? It does say on the same terms - but obviously they will now be paying the rent monthly (the fixed term contract says they paid it upfront for 11 months x 1 month etc). Many thanks.

You dont need to issue a new contract. It does just become periodic on the same terms. You could use Government form 1 to change the payment frequency. Ive never used it, so I suggest you read the guidance notes first.
