Prospective tenant has a CCJ

I am still new to this as a landlord but about to move out in early May and just found out during referencing that my prospective tenant has a CCJ of over £600 and they werent even aware of this.

My question is, should I continue despite not being about to get rent guaranteed insurance? The prospective tenant says they are trying to resolve it by making the payment so the court can close the case.

How do you get £600 of debt and not know about it ?

Yes I expected so but do appreciate the different views. I really want to rent my place out so i am not in the red but frustrated that it isnt going smoothly as i had hoped.

They told me they havent been monitoring the the credit report and at some point completely stopped viewing them so they werent aware of this CCJ.

Why would you need to monitor your credit report
A bill comes through the post and you pay it or speak to the company to get a payment plan together

It doesn’t bode well for someone who is fiscally responsible

Unfortunately this is life . Nothing is easy. This is not the time to take chances with new regulations being introduced

I have a tenant which has not paid rent for two years this because of court keep adjourning more than 4 times and each court time took more than 3 month which in favour of tenant who dont want to pay rent but finally court granted possession order in 28 days which expire on 14 april 2025 and still they dont want to leave and don’t want to pay rent and i now apply for a possession warrant for a bailiff to get involve but i really don’t no how the court will take its really frustrating this type tennant will get away and again they will probably do to another landlord because there is no law to stop them

I would not take this unnecessary risk. They haven’t paid a bill, somewhere along the line they have been negligent. Better to have place empty until you find the right tenant.

Regardless, always having a guarantor who is a homeowner in my opinion is now essential.

A prospective tenant has a CCJ of £260 which they paid as soon as they found out the referencing report flagged it, however, referencing still states failed. Does anybody know if the status will change on the platform now the CCJ has been settled?

I have taken people with CCJs on their report, but I want evidence that its only one CCJ, that the debt is settled and that it had no connection to housing costs.

No chance it will update. The reference you paid for was a ‘snap shot’. If you want another, you’ll need to pay for one, but it wont likely show the settled CCJ for quite a while. Unsure how long it will take for courts etc to update.

Also, the CCJ will still affect their referencing. It’ll still show they had a CCJ, but it had been settled, so they may well still fail. It’ll take 6 years before it disapears altogether.

Interesting. It’s quite hard to get a CCJ. Walk away.
