Prospective tenant won't give details in writing for pre-screening

if I phone or leave a message I usually start by saying “its Colin here”…

Request it in writing - move on. No need to take 6 months up front (be wary) - 1 month upfront plus deposit is OK

Nearly all my worst tenants have offered additional months rent upfront .
By all means take their money if they want to offer it but make absolutely clear it does not exempt them from the usual checks and referencing
Including checking “right to rent”

Taking money up for contract period up front can be useful where you have applicants coming to the UK on fixed term work visas - where you know they have income but want to make sure they don’t just disappear one day if they get homesick leaving you out of pocket

But be aware as others have said it it is a common tecnique used by shysters and con-merchants to tempt you with ready cash up front.
