Question about right to rent

I have signed a 12 month contract with a tenant. However, I think I have made a big mistake. After looking at their Right to Rent document, I can see they are on a time limited visa and this ends 6 months into the contract. I am currently asking them if they plan to extend their stay, but I suppose they don’t yet know if it will be possible. I am trying to understand what the law is here. I don’t think I can honour the 12 month contract as I would potentially be illegally renting the property, however, my understanding is that I cannot cancel the contract unless they also agree to this? My understanding is that I could start the contract and break it after 4 months, but are there any other options (assuming the tenant refuses to surrender the contract)?

I have tenants in the same situation and the advice I received was that up to 12 months is fine (Limited share code validity) although David didn’t give me any refs for this. You will need to that their right to rent is extended when it expires (it’s a simply thing for them to renew it provided they do have the right) and keep a copy of this. If they no longer have the right to rent at the time, removing them is much more straightforward than the normal S21 eviction route if it comes to that.

It states on the government website that as long as they have even only 1 day on the right to rent remaining then you can still rent to them on a 12-month contract.
