RAAC concrete school roof furore

Listening on radio I felt the presenters weren’t getting to the root of the issue with school roofs, so I dug a little more and it turns out that because 3 such roofs had failed, and one of the three had been classed as non-critical (critical in terms of its condition) then all the roofs designated as being non-critical should be reclassified as critical and therefore hundreds of schools closed.

However, based on my landlord experience getting EPCs done by surveyors, my guess is that what was at fault was the original designation of the roof as being non-critical. If it had been classed as critical then it would have been dealt with earlier as a priority and none of this furore would have happened.

My point is that landlords can see how this kind of thing can happen!

I’m interested in knowing if any residential properties are built with this particular concrete.
My apartment / block of flats is council leasehold.

Potentially, they could be made of this type of building materials ?

How would one find out?
Would the council have this information, do you think?

I think 1960s these flats were built.

Yes I have same problem with an ex-council flat I am the leaseholder of, looking back at the surveyors report it only talks about “concrete” but the entire building is concrete…does not distinguish between solid concrete and aerated RAAC… built in 1960s… starting to worry…

50 s to 90 s this conc was used if you can get a local authority answer I will be amazed

Exactly same concerns.
Although I think my is just concrete floors.

If they do look into it, which I doubt as it costs and most councils including my own is going bankrupt :roll_eyes:
Maybe :thinking: potentially they might want to knock them down (if unsafe) and pay us market value for our flats?

Or they might sell to social housing.

Who knows. In the meantime, I’m trying to figure out if it is worth renting my flat.

Just out of interest - Do you rent your property? If so, What kind of return per week/month do you get from renting, after all outgoings.

I think I could rent my one bed flat for £425 per month. But I know I wouldn’t see that amount upon return. Trying to estimate a figure.

It all depends on the area, I don’t think you can make meaningful comparison, only way is to look at what other similar ones nearby have gone for.
