The reference report for my prospective tenant has come up as Failed. The tenant has called me to say that there no option to upload an SA62 form which would prove her income. I really do not know what to do. How can I find out if her SA62 that she has provided me with a copy of is legit? She owns a house in Swindon. Without incurring extra cost how can I find that out? She has never rented before. Apparently has split from her husband and is living with a friend whilst she finds something. She is self employed arranging delivering services for companies like Yodel. She turned up in quite a fancy car. She also owns a hair salon but doesn’t work in it. I really don’t know what I should do next and any constructive advice would be much appreciated.

It’s all detritus unless you can prove it
Look on the land registry to find out if she owns a house.
Go to the house and find out who’s living there.
She will have paperwork for hair salon and accounts to match .
Verify if accountant is real via your own search on the internet
She will have a contract with Yodel
You then need to call yodel ( not with the number off the contract but off the internet contact us form) to see if it’s legit or forged
It will cost you and you will have to do the leg work
No pain no gain
You need to verify everything that she has said
If anything dies not match walk away
Rule with you head or heart
If it was me I’d walk away because she failed referencing
Thank you for your response. I am just reading through the Reference again. Equifax Score is 289 which OpenRent says is average risk but Equifax designate this score as poor. She has sent me proof of mortgage payments on the property she owns. I will, as you say, do my own research. I am considering returning her holding deposit to her so I can at least continue to advertise the property.
A credit score doesnt mean much and a referencing report for many applicants, such as the self employed or recently arrived migrants will also be of little use. If you want to give the person a chance, you will have to do your own research as above.
If you can’t do the research, find someone else.
I’ve asked her for some information so I can do my own research but she hasn’t replied. Perhaps that’s my answer? OpenRent also told me that the bank account she gave them did not match her name so she didn’t provide her personal bank account - just a business one.

Sounds like a Rent to Tent to me, excuses like that don’t make good Tenants.

Hello I meant Rent to Rent or Sub Letting-
Loads of people are renting properties then renting it out to someone else, which is illegal on most Tenancies but it goes on
However your criteria to choose the right, hassle free tenants, I felt I could trust the tenants who were new in the country, had no references or proof of income.
They were professionals in search of work at the time.
I trusted them and our 6 months short term tenancy agreement went on for 8 years and wish they could stay longer.
I personally do not ask for references which means nothing in action when the relationship and trust between landlord and tenant fails.
Having said this, I do not trust those who try to occupy someone’s property by using deception, fail to provide evidence of what and who they really are and do.

Yes all good advice, find someone else. Only thing i would add is to stay away from people who have recently broken up, in my experience they move on quickly or fail to follow through. I cannot remember even a single exception to this
Rent to Rent as far as i am aware is where she will rent the property from you then re-rent it to someone else (I may be wrong as I am not a ll but that was my take on the term rent to rent)
You state that she owns another property (am guessing this is a house) but has she said what is happening with that why is she not living there i appreciate she has possibly ended a relationship but if she cant afford to stay there can she afford to rent from you
If you cant do the checks you need then move onto someone you can check on
Thank you. I never heard from her again so that says it all really. I have now asked an agent to find me a tenant instead. The quality of applicants I am getting through this platform has been very poor.
business account should also have her own name on it, if she’s the owner (ie. director)
