Relationship breakdown and overdue rent

I have a young couple who moved in to my property 3 months ago, she has now messaged saying due to domestic abuse the relationship is over and she has moved out and wants to be removed from the tenancy agreement so has no more responsibility.

The neighbour has notified me they have gone against my wishes and have a dog, a carpet has been removed and had been dumped in the garden.

The remaining tenant now has a friend staying with him and they regularly smoke drugs in the garden.

Last months rent is now a week overdue and they haven’t responded to open rents reminders.

I’m new to this and unsure what i can with the recent legislation changes, I want him out also as he’s clearly someone undesirable and won’t pay going forward.

it’s a joint tenancy so does one leaving give me an opportunity to serve a section 8 on the other one?

@John226 if she’s given notice and you’ve accepted tenancy ending on the date proposed the tenancy is ended for both. Simples. No s8 needed.

If however you allowed him to stay beyond that date a new tenancy may have been created

They both remain liable for rent till tenancy has been ended

Get advice from an eviction specialist. might be best if she formally gives notice in writing to end tenancy at end of next week (say), you then tell him he will then have no right to stay and must move out by then. Don’t accept any rent for period after the tenancy has ended or you will create a new tenancy.
