How can I remove a lead tenant from the contract before signing? I’m quite happy to go ahead with the second tenant but there is no facility to edit the lead tenant from the document.

As the lead tenant is linked to the holding deposit payment and fixed to the application, changing the lead tenant would involve cancelling the current application and having the correct tenant re-apply for the property.
Cancelling the application would result in the holding deposit (less referencing costs) being refunded to the person who paid it. We will promptly issue a refund, but please bear in mind card refunds can take 3-5 working days to appear back in the cardholder’s account.
It’s also worth noting that any person over the age of 18 who will be living in the property should be named on the tenancy agreement and fully referenced. If you remove a tenant from the tenancy agreement and allow them to move in, this is likely to put the tenants in breach of the tenancy agreement.
