Renewal date of tenancy

Hi,
Just senting up a renewal from a 6 month tenancy which started on 05/01/24. The contract says it ends 04/07/24, however when renewing the new contract says the date to commence is 05/6/24. Should it not be from 05/07/24?

Why renew? Better for you and the tenant to just it it go periodic. The terms are the same and you can still increase the rent if you wish.

I like to know where I am, so prefer it renewed for a set term.

I get your motivation. However, renewing it for a fixed term does not guarantee anything. It just makes it more messy when a tenant decides that they want to leave before the fixed term ends. This forum is littered with advice on exactly this scenario so it’s pretty common.

Thanks. Tenants been there for many years. Was just seeking advise ok how the term date was automatically inputted.

Youll regret that choice if you have accidently made an error with the tenants deposit, because the penalty is multiplied by the number of tenancies youve given them.

No mistakes. When you renew the deposit doesn’t change anyway. I’m not new to this. I was simply only asking about The automatic date that are put in on open rent

Debate whether to just allow to roll to periodic aside, I would say start of new tenancy is 05/07/24 based on the dates you have provided.

Thanks Martin. I think the auto system just set itself to the next months date. Something to look out for to ensure everything runs in line.

Last week the exact same thing happened when I renewed with my teants using Openrent free renewal service. The commencement date for the new term started a month early so I simply edited the tenancy agreement to reflect the correct dates. This meant that alstho my tenancts had already digitally signed, the contract, having been amended, was sent back to them for them to sign again. I sent them a message and they understood what had happened but had not noticed the incorrect dates. So we are back on track and all is well.

I’ve notified OpenRent about this and its an error in their system. I’ve been told the system just goes for the next month with the same starting day. Something to look out for.
