Renewing tenancy agreement - options?

As has probably been said above the main “pro” for renewing the fixed term, namely that you have the security of a tenant not leaving is a delusion. Its entirely one sided because you cant evict, but if they tell you they want to leave, you will let them go.

I am a LL in Wales, where we have to give a minimum 6 months notice here now.
I have a tenancy about to renew or go periodic…would the same apply to me here?
Would be grateful for any input … as our new agreements are a minefield tbh

Im sorry, but I havent studied the new Welsh tenancy legislation well enough to know the answer to that. I think that Wales has now diverged so much from English law that it probably now needs its own forums.

I have to admire your persistance in carrying on letting property there. I think I would have thrown in the towel by now.

Thank you David for your honesty…I am seriously considering selling up tbh, as although I am doing my best to be a fair LL,(all my current tenants have been with me long term)… I worry about it a lot more now than for the previous 8 years. We are treated by 95% of those in power discussing LL… as the money grabbing rogue enemy…however without us…where would my tenants and others be.
My last 2 rentals had over 100 applicants… 60% of which were suitable…and it is getting harder for people to get a home as no real social housing building especially here in Wales since the great Council house sell off without ringfencing the money obtained thereby… to build more homes sadly
