Rent adjustment

If a landlord proposes an increase in rent do they need to email tenant, or do this through open rent & do both tenant & guarantor have to sign ?

@Elizabeth8 you are the LL. How you choose to communicate with tenants is up to you. Nothing forces you to do so via OR. @mod_harry may be able to point you to more advice on rent increases

There are formal processes to follow legally to agree a rent increase. Google ‘private renting rent increases’ - extract below

Note from 1 may the rules on this change under the new legislation and clauses eg automatically increasing by CPI wont be valid and you have to be able to justify increases based on market conditions

"## How your landlord must propose a rent increase

If the tenancy agreement lays down a procedure for increasing rent, your landlord must stick to this. Otherwise, your landlord can:

  • renew your tenancy agreement at the end of the fixed term, but with an increased rent
  • agree a rent increase with you and produce a written record of the agreement that you both sign
  • use a ‘Landlord’s notice proposing a new rent’ form, which increases the rent after the fixed term has ended

Your landlord must give you a minimum of one month’s notice (if you pay rent weekly or monthly). If you have a yearly tenancy, they must give you 6 months’ notice."
