Potential tenant is looking to use guarantor services instead of having their own guarantor. Normally it is possible to undertake checks on guarantor but don’t think it’s possible with these services.
Has anyone been able to obtain rent protection insurance if tenant uses such services? If so, which companies allow and what has your experience been like?

How did this work out? I’ve had the same proposal from a prospective tenant, everything checks out, but credit checked failed, they’ve provided reason for this and proof of payments to clear this. However, I refused based on credit check result, they’ve now been accepted to use a rent guarantor scheme, seems safe enough. Any thoughts?
Check out the company and see if you’re happy with the T&C’s. It’s not uncommon to use these companies. There’s also payment in advance, depending on tenant’s situation and mutual agreement. Hopefully one of the options work out for you
