With the new legislation where can I get a tenancy agreement template please.
Also if my tenants are continuing the tenancy after 1 May 2026 do I still need to issue them with a new tenancy to reflect the act.

Im not aware of any that are available just yet. N R L A have said there’s will be available shortly. It would be worth you while joining a landlord association as these are dangerous times for landlords and it sounds like you could do with some training to stay safe.
You dont need to give a new tenancy agreement to an existing tenant, just the Government leaflet explaining the changes, which also isn’t available just yet.

No new agreement needed. Anything not allowed under RRA just becomes unenforceable
Just avoid trying enforcing any clauses which are against what the Act says
Eg
dont take monthly rent in advance of the rental period or more than one month rent at a time
dont automatically increase rent by CPI
dont insist on tenancy running for fixed period
dont ask for more than 2 months notice from tenant

@Janette1 is the only user on here who says she has seen a template of the new tenancy agreements that are coming into effect. She won’t however tell us where she’s seen it so we’re all as clueless as you are.
