Renting process

Hello, I want to know more information about the rent now process. My sister and I have the one months rent but not the deposit yet as we will get that from the current landlord when we move out. Does open rent give people the option to pay some one and then another once you have moved in?

I believe using the Rent Now process you will need to pay the deposit and the first month rent before they instruct the landlord to hand over the keys. Your deposit held by your current landlord would not usually be returned on the same day that you move out. It can take a few days while your current landlord inspects the property and decides whether they will make a claim against your deposit for any damage or cleaning etc.

that’s for you and the LL to discuss and agree. Contract between you and LL. Openrent will chase you for balance of 1st month rent (ie less holding deposit) and for agreed security deposit and normally these are due on signing the contract, not move in date

LL could allow you to pay the security deposit late but why would they want to? If you cause damage on move in day they have no protection. It shows LL that you have little savings and/or want to push boundaries even before you’ve moved in. They will expect you then will pay rent late and be difficult in every other way. Definitely not something to ask a prospective LL for unless you really have no choice. At same time LL may give you some leeway if they think youll be good tenants.

Dont sign a contract with LL agreeing to pay rent and security deposit by a certain date if you wont be able to afford it. Or youll be in breach of contract and LL may not hand over the keys in response (tho legally they probably should anyway). Don’t act in bad faith. If you need to pay later, do speak to LL before signing anything and get anything agreed in writing so everyone is clear. It’s as simple as that.
