Our references have been checked and approved. We are just waiting to receive the contacts to sign.
Once we have signed the contacts do we have to make the payment for the first months rent and holding deposit straight or away or can we wait until the end of the month?
Hi the holding deposit is required straight away. The first months rent should be paid before the tenancy starts.
Assuming your Landlord is using the Openrent RentNow process, both the first months rent & security deposit are due immediately as per the terms below;
2. The Tenant shall pay to OpenRent on the signing of this agreement the amount of the full amount due for the Initial Payment of Rent, unless the Tenant and the Landlord have agreed in writing a later date when payment may be made. The Tenant shall also either pay a Cash Deposit to OpenRent, or take out a Deposit Replacement from Reposit. The Tenant shall have no right to occupy the Premises, until payment of the first payment of Rent and the Cash Deposit or Deposit Replacement (as applicable) has been made in full
However, as a Landlord, Im generally happy as long as they are all paid before move-in, but you need to speak to your Landlord to agree this as per this term.
Have you already paid the Holding deposit? If not, and given you have already undergone referencing, your Landlord might not be using the RentNow process.
In summary, you need to ask your Landlord what will be their process.
We have paid deposit for the property but unfortunately we can’t move in as the property is having many issues with leaks and damp. We have asked our money back and the landlord agreed, but unfortunately to date he haven’t paid us back. What can we do to recover our founds? We have not paid through rent now as he sent us an account through email.
Did you inspect it before you paid a deposit?
Yes. We saw all the issues and he said he would fix everything. After 2 weeks we went again and he made a list with everything he is supposed to be doing as the moving date is set up for 1th of June. Unfortunately the issues are related to the upper flat and looks like the previous tenant moved because of the same issue. We have had looked for advice from some professionals and they have directed us to ask for refund as the leaks are older than 6 months and by now the mold and damp would be detrimental for children. I have sent everything to him and he agreed to pay back, unfortunately I still haven’t received the refund
