Can 1 tenant end his tenancy and the other one stay. The tenancy has gone on a monthly basis and contract has not been renewed.
What can happen in this situation
If its a joint tenancy then there is only one Tenant and that covers both people. They are indivisable. If its periodic and one gives notice, it applies to both of them if its valid. Their tenancy would end once the notice expires and its up to you what happens next. If you want to grant a tenancy to one of them and youre sure they can afford it, then you can do that with all new paperwork. If you dont want to do that then they both have to leave and anyone who doesnt is a trespasser.
