I am only talking initial enquiry response, if I was rejecting them after they had viewed and made an application etc I would give a more detailed explanation.
Would it not come under tenant dosent match my filters? As you are filtering out tenants that dont earn enough maybe?
Unfortunately, it doesn’t, and it’s infuriating. All sorts of people with insufficient income contact me and say they can do it or ask to give them a chance and there’s no risk for me whatsoever.
I’m not sure why there’s no filter like this. But, unlike OP, I could put it in the ad, and it passed the checks. So, people do see it (if they read the ad). One girl, though, contacted me and said that becase I wrote “combined income”, it doesn’t apply to a single person “as per my discription”, so she applied, anyway.
The interprting girl was blocked through Other - Insufficient inome. Don’t like cheeky people like that.

There is a difference between something you don’t like and something, certain parts of which you don’t like. Hope it makes sense.
This so true. A major failure. Also they are proud to say ‘average 60 enquiries before lettting’ and ‘you are going slowly, only 30 enquiries’ and ‘contact enquirers before declining’. Put these together, and you have a massive time-drain - and they have not figured this out?? Sure you can write an auto-reply asking to confirm income and not sharing, but it can put good people into a huff.

It might be OK to stretch yourself for a mortgage but for rent, not so much, better to save. But that’s just an opinion - there are government (and other) guidelines for a reasonable rent/income ratio. Think about this, please: if there are 60 enquiries per letting, the waste of time is on both sides - this is important for you to realise, 60 applications is a time-drain for you. Also when I raise this people say ‘your rent is too low if there’s so much demand’. So the policy by OR actually facilitates/encourages rent hikes and does nothing to help manage demand through other very rational criteria which in the end lead to both sides being happy with getting a good and affordable deal.
Notice Tim. She wants help from a landlord . But then berates us . She does not just say " this is my problem I am this I am that .I am looking for a place in such an area .This is my situation Etc. But is wanting our help after abusing us . Great way to get us onside
