Section 21 Issued Tenant Ignoring messages and stopped paying rent

Hi All,

My current has been in a while. He missed one months rent payment 6 months ago and has then attempted to pay around between 30 and 50 extra a week to cover this - the rent is just over 500+, he paid a few weeks and then nothing. Since then I have had to remind him pretty much every month that rent has not been paid (going on since april of this year). I have tried to be pateint and understanding but the situation has changed and I need the property back.

So I have issued rent increase to him in September and then a section 21 in october. Since then he has stopped paying rent, so sept and oct plus the other months are now due.

My attempts to call him and whatsapp him have been fruitless, simply being ignored. What are my next steps in this situation.

Get an eviction specialist and serve him notice to leave

I used the Section 21 creation from from here on openrent, it was previously managed by an agent until 2023, so did have everything up to date, deposit, gas safety etc.

Still worth checking. Some things have to be renewed.
