Have you ever written a letter to a tenant, who has stopped paying and decided to cut off communication, telling them to vacate the property, giving plenty of notice, in order to avoid legal action?
I am not talking about an intimidating/threatening way, but simply being straight with them.

Or you could just issue a S21.
I understand that maybe you are trying to sort this out, but once it’s got to this stage of them cutting communication etc. maybe get the ball rolling with a S21.
Don’t write any letters just send sect 21 with a covering note as it will get messy
