I completely agree with A_A. It must be 2 full months notice but please note that although the notice is two months one must include three clear working days for the serving of the notice - so if it’s on a Friday allow 5 days Sat-Weds.
I also agree with A_A. But your statement regarding adding 3 days does not apply in this instance. That’s only if your posting it. If it’s hand delivered before 4:30pm, the date of hand delivery is the date of service, as per the instructions on the N215 form.
I strongly suggest you get a second legal opinion. If you cant afford it, read some more professional websites. Ive already mentioned Shelter Legal, but there will also be lawyer websites that tell you it has to be 4th to the 4th (for example), such as Painsmith Solicitors.
Why would you be so petty over a couple of days when a court case takes months?
Youre not within the required time frame. If you had served after 4:30pm then the expiry date would have been 25th June rather than 24th June.
May o ask what discretionary grounds you used ?
I have had many more than you will have, but 2 days in what could be a 6 month job is lost.
Section 21 they can complain about anything and then they set another date, the Judges love Tenants
