I want to serve a section 21, whilst I still can, before it ceases. What is the latest info on when it is likely to cease and I presume it does not affect section 21 notices that have already been served?

If you serve a s21 notice now, you should be fine as long as you don’t waste too much time following through with a possession order application if the tenant doesn’t leave.
I hope i can serve the notice at the beginning of September before new legislation comes into effect.
I served one last month and the n r l a said I had plenty of time
I think we are getting a six month break period
The landlord association said do it asap so you don’t end up caught up in the last minute rush
How long do you think it will take for the tenant to vacate, assuming the don’t leave after the two month notice period expires and you make the court possession order swiftly?
I was told it’s about three months in our area
Frustrating! I have a tenant that I know won’t leave, they’ll happily stay until the baliffs come knocking.

As others have kindly pointed out, Section 21 evictions are still valid.
Based on the information available, the last day to serve a valid Section 21 notice will be before the commencement date of the Renters’ Rights Act.
The commencement date refers to the day the new tenancy system officially comes into effect, not the date the Bill receives Royal Assent. This date will be set by the government following Royal Assent.
To put it simply, we don’t yet know the exact deadline for serving a valid Section 21 notice. However, given the pace at which the Bill is progressing, it’s unlikely to be before the end of 2025.

It’s also worth noting the comments of one leading lawyer in relation to the 3 month deadline to apply for a possession order for s21 notices served prior to commencement of the Act. These were that the deadline may not be when the landlord makes the application, as many might assume, but when the court logs it and acknowledges receipt of the application. Given the courts’ current long admin backlogs, which are only likely to get worse, landlords could miss the deadline if they leave things to the last minute.
