If I give notice to my tenants and the end date of that notice period falls past the last day of April this year will the new rules that come into force on 1st of May apply?
You have until 30 April 2026 to serve a valid section 21 notice. If the notice is deemed not to be valid due to a technicality (which many are) you would then need to serve a section 8 eviction notice under the new rules from the 1st May.
Thankyou Christopher, that is different to some info I found after posting this question.
Also in terms of technicalities im not surprised many notices are deemed invalid as Im finding it hard to clarify even whether I can use the form 6a or not. Some sources say as long as there is minimum 2 months notice is doesn’t matter what date the tenants are asked to move out, other sources say the date must be the last day of a rental period ? It’s all very confusing

so if you serve a valid s21 before 1 may it is still valid from 1 may onwards
