Sell with a tenant

I can serve a Section 21 in March under the 6 month break clause. My question is: As I need a tenant to pay the mortgage and service charges etc, is there any way I can arrange for the tenant to stay until the flat has sold hopefully within 6 months?

In 2025 I was sure my flat would sell so I had a lodger stay at a low price. I only occasionally stayed at the property when in London. However, the flat didn’t sell and I had to get a new tenant to get enough income to cover the raised mortgage and other costs.

Firstly, they’re not a lodger if you don’t live there and only stay occasionally. they’d be a tenant with all the tenancy rights.

There is no safe way to let a tenant remain if you’re selling as its usually impossible for them to leave on demand when you are close to exchange/completion. Its very easy to lose the sale because of this. Some prospective buyers will lose interest immediately if they know you have a tenant because it can take up to a year to evict them if they don’t go willingly.
