I want to sell my tenanted house and wondered what that ‘looks like’ in real life, in terms of trying to sell it when you’re not living in it.
I don’t want to sell it as tenants in situ, I want to sell it as vacant possession.
In my simple mind I’m thinking I could put it on the market whilst the 4 month notice is ticking along. Do an open day for viewings so it’s done in a day, and by the time a sale comes through, the tenants will be gone. (At the notice will fall after they’ve been in a year so adhering to the newer rental rights).
Am I missing something here?
Is it reasonable to go in and check the property, provide a cleaning service if necessary, before the viewing day? My mid term inspection is overdue so I wondered if I could use that as reason to check the condition.
I can’t quite compute how to sell the house, and command any asking price, without having control of what the house may present as on viewings.

The thing you’re missing is that the tenant may not leave after 4 months, if you go to court it could be 4 x 4 months before you have vacant possession.
Check tenancy agreement but they may well not be obliged to allow viewings. Tenants may reasonably insist on being present when strangers are in their home.
Possible to take photos and remove all their personal possessions from photo using Ai
If you have to seek possession thats another 8months on average from application for possession to bailliffs eviction so could easily be a year before empty, potentially with no rent for a year.
