Sick tenant unable to pay rent

Tenant has been a good tenant for 7 years rent paid etc, but she is now ill and unable to work so no income.
She has applied for housing and is bidding for same. Also apply for benefits,
Although sorry for her situation we cannot continue without our rent as we have had an increase in mortgage rate.
If we give her notice would it help her case to find council accommodation?

Council aways advise to stay put and wait for eviction. They are scumbags.

I would set a realistic time scale to see if they can get housing benefit and if nothing materialises then give notice. Expect to goto court.

You can check how much housing benefit they are entitled to online. It may not cover anywhere near your rent. If not consider giving notice immediately.

Yep, its a business after all. Youve made an investment and are looking for a return. Landlords are oppressed enough without emotional ties. Your not a charity.

Unfortunately you must take accounto of the tenancy agreement, is it an AST for starters and is it for a fixed term or rolling and if th elatter of which type?

Council will not take action until your tenant is or going to become homeless. My previous tenants (single mum of one) said she was told by council/housing team that she will only become top priority in the housing waiting list if she is being evicted. After serving section 21 and then bailiff notice (took 3+ months), she get offered a council house couple days before the eviction day.
