Solo renting a 2 bedroom apartment allowed?

Hi Everyone,

I hope you are keeping well.

I am starting my search for a property in London for a move in March, and wanted to find out if there are any rules around minimum occupancy as I cannot find anything via Google searches.

I am a professional who ideally, would like to rent a 2 bedroom apartment (1 bedroom for sleeping and and 1 bedroom to use as an office/study with sofa bed for the odd family member visiting). Am I allowed to rent a 2 bedroom property as a solo private tenant or am I only allowed to rent a 1 bed?

Yes of course. In many ways you are the landlord’s ideal tenant, although there may be some suspicion that you are planning to sub-let the other bedroom. You will need to be clear on this if asked. The option to sub-let is also likely to be excluded in the tenancy agreement.

That’s a fair assumption on the landlords part. Openness and honesty is the best policy as always

The only time you might have difficulty with a single occupancy in a two bedroom property is if you needed to claim Housing Allowance.

No rules against and I would welcome you with open arms as long as you pass all the referencing.

It will probably be about another 2-3 months before I am ready to move, but I am looking for anywhere with an easy commute to Canary Wharf and also hopefully available for the next 3-4 years.

I have been browsing areas like Greenwich, Wapping, Hackney, and Stratford mostly but am flexible as long as it’s less than a 30 min commute to Canary Wharf.

My friend have two bedroom flat in Isle of Dogs and another in Bow.

Also I would suggest try to look in Bow as only 10mins to Canary Wharf from Bow Church DLR.

My flat is in Clapham (old town) area so probably nearest tube is Clapham Common tube but it is also not too far from Clapham Junction overground station. Not sure if this is the preferred area that you are looking to live in. One of my daughters might want to live in it in about a year so not sure that it would be available for the length of time that you are looking for but you sound like the ideal tenant for someone long term!!

I have another flat in the Pimlico area which might be available mid March. It is one a 1 bed flat so might not be quite what you are looking for ?
