Does the RRB include HMO student houses (not University owned buildings)?
If so, from the 1st May, will the student in each room have to provide a written notice period for when they are planning to leave this summer?
Example, each room has it’s own fixed term AST contract signed last Aug and ends on 31st July 2026. If this is fixed term is now not allowed and they move to a rolling contract, will they need to provide their 2 month’s notice as opposed to just leaving the property on the 31st July? I’m assuming they would, is that correct? Many thanks.
The answer is yes and yes, but it sounds like you’re not up to speed on the changes. I recommend you correct that quickly.
@Simon90 yes as there are no fixed terms they can no longer just leave at the end of a fixed term on final day with no notice.
( @David122 will correct me if this is wrong) Under RRA the default is a (max) 2months (ending the final day of a rental period ie day before rent payment day) if nothing is specified in current AST. But there is also nothing to stop you agreeing something shorter eg 1 month with the students - as they will likely be paying monthly I think that’s what they might well expect. Good to discuss with them well before 31 july

In this instance I am talking as the father of a student, as opposed to the landlord of the student house. So thank you for confirming he’ll need to provide notice at the end of this academic year. Thanks again.
