A tenant cant usually serve a valid notice during the fixed term, so what exactly does yours say? I assume its some sort of break clause?
You should let the tenant know that their notice is invalid.

With the deposit being used to put towards the lost of rent , it’s how the TA is written as to if it can be used .
The 2 months notice would be a waste of time as law states 1month and all you could possibly claim is till the end of the TA .
