Tenant affordability - what goes into referencing?

Hello there

A question regarding tenant references. Salary is naturally included in affordability but in the past I have had a tenant fail as bonuses were not accepted.

Would (the tenants own) rental income be accepted? Not a common scenario but this is a potential one.

Thanks Colin I would personally also accept as evidence, but I know some of the referencing providers are a little bit particular on what they accept as income.

A failed prospective tenant had his base salary that went through fine as proof of income but that alone was not enough for affordability and the referencing would not accept his bonuses even though he had proof on payslips, bank statements etc

You can accept who you like unless you are using rent guarantee insurance or have a btl mortgage with certain stipulations
