Tenant and long term guests

My tenant moved his pregnant partner into the house and child is now about 18 months old. He has “kicked” her out and she wants me to “kick” him out and let her rent it. Tenancy Agreement is in his name only. He’s paying the rent so I have no problems but he has now moved someone else in….where do I stand with this? Is it subletting? Or a long term guest? And what rights does this (and pr3vious) “guest” have please?

I would tell her its nothing to do with you and that she has no rights. If the new girlfriend is living there you should do a right to rent check on her, but otherwise its their business. Dont be tempted to try to impose any particular occupation status on the new relationship either. The new girlfriend will have no tenancy rights and unless they ask for that to change, I would leave it at that.
