Tenant being replaced; AST until November 2025

A simple question (though it feels more complicated than it should be):

I had a tenant who left in June and was replaced by her friend. For the life of me, I can’t figure out the easiest way to formally add the new tenant to the tenancy.

Any advice would be greatly appreciated!

Is this a shared house?

Yeah shared, the existing tenants are her friends. She has not moved in yet, but will move in soon.

The best way is to end the current tenancy and start a new one. Have a look at the recent thread “HMO Replacing Tenant”

Thank you, will this be the most easiest solution? the only issue with a new contract will be getting the two existing girls to sign as they are overseas travelling with little to no internet.. and I really do not want to disturn them

Assuming the tenants all have a joint tenancy, then they have possession of the property, not you. You cant therefore grant any new tenancy on a property thats already tenanted. The new person will have to wait until this can happen. They also need to be physically present to sign a deed of surrender on yhe existing tenancy if one is required.

Ordinarily a tenant cant just leave a joint tenancy. If it was in the fixed term they cant end it at all. If it was then a periodic tenancy they can serve notice, but if, (and only if) the notice is valid, this would end it for everyone. So the current situation will depend on what stage the tenancy was at, how the tenant left and whether you permitted it.
