Olden days, I lived in houses with single glazing and never had issues. I do not take this as an excuse. We wrote our names and draw pictures on the windows on the condensation but didn’t have damp issues. Probably we spent more time looking after the house then spending time on social media. Not all the rooms were heated either. We had one stove in the middle of one room only. Majority of landlords know that anything not tackled today will cause bigger expense tomorrow. I lived in the houses that I am renting out now. Any complaints about damp from tenants will lead to S21 as I know what the house is capable of ( I do check that there is nothing wrong developed externally). This might sound harsh but I cannot have someone who is not capable of looking after the place they live. Just leaving shampoo bottle next to shower tray sealant can easily cause mould then a leak!
I too lived in a house for over 10 years with single glazed wooden windows. No central heating. Condensation on all windows daily. Maybe a very small amount of mould on frames but we just removed it to stop it getting out of hand. We ventilated and heated the rooms appropriately and we did not have an issue as we were mindful and respectful. Tenants do not take responsibility for their failings/ignorance/laziness.
I lived in a flat for 4 years before I rented it out. I had zero issues while I lived there. Tenant moved in and within a year complaining of mould and lying saying neighbours had mould too so must be problem with property types (he had no idea I was in contact with neighbours!).
Same with me I lived in property for 9.5years and no issues. As soon as I started to rent out all problems started. I like to live in good conditions and good houses. I feel sad how my tenant is managing and I am top of every repair but I hate when garden is filled with dog poo and moulds. I have called the damp proofing company to check what’s happening as I did new dampprof course when I moved in property.
Now there is no ventilation and tenants are not heating rooms drying clothes with no ventilation.
Can you please share how to progress with section 21. I mean the reasons.

I have 12 months Ast with 4months break clause. So I want to issue section 21 two months notice to leave the property. Is this ok.
They will still swear blind they will heat and ventilate to your face but then don’t.
We had this issue with tenants not heating and ventilating. There was an opening window plus trickle vents, a fan, brand new heating and radiator and even a back door right next to the downstairs bathroom!
Eventually got a call from them and the bathroom was covered in mould.
We had an Envirovent Fan installed which they couldn’t turn off.
There was someone on here (quite some time ago now) who installed those monitors you mention to measure humidity.

I will not repeat my post but plenty of landlords refurbish and maintain their properties to a very high standard as they want to look after their investment as well as their tenants.
Some tenants couldn’t care less because the property isn’t theirs at the end of the day.

If your break clause is valid, (and many are very badly worded), then you can follow it to break the tenancy. A s21 notice will usually suffice to end the fixed term and at the same time give notice to the tenant that you wish to end the periodic tenancy that follows.
This is appalling. No one should ever live like this and the landlords who are commenting about ventilation are very wrong to do so. Likewise, the time reporting this issue. In Parliament now, after the death of a child, reforms are being made regarding just these issues in the social housing sector which will also affect private sector tenants and landlords. You have the right to bring a claim for damages against this landlord and have your deposit returned with interest. Not all private sector landlords are bad, but an awful lot are, thinking they know the law and can do whatever they want against tenants. You are in a good position in that you paid your rent on time for nearly four years. Go get em.
So you have all the information then in order to be able to confirm who’s responsible in this instance?? How can you possibly know that tenant does not contribute? Imagine if a judge based their verdict on one side of the story!
Ridiculous to suggest that experienced landlords cannot pass an opinion based on decades of knowledge.
The landlords who have commented know for a fact that tenants behaviour contributes to this and in more cases than not is 100% the cause.
No one is saying that the landlord has not contributed, we don’t have all of the facts.
Was the property like it to begin with? Of course not.

If you are in any doubt ring any well known letting agent and ask them what the overwhelming cause of mould in rentals is.
This person lived like this for 13 years ??? Think about it . Mark 10 asked “why did you not move?” NO ANSWER speaks volumes . Have you rung any rental agents yet? Not that I would put a lot of score on their knowledge

Landlord doesn’t sound like he maintains things and one wall definitely looks like there’s a leak.
Not sure who the surveyor is who says all is ok. That is bad.
But for your health alone, I don’t understand why on earth didn’t you leave before now.
I personally think the more protection tenants get, the more damp and mould will be seen! When it becomes easier to blame LL some will do nothing to prevent. On top of this some might do a deliberate attempt to get some compensation. I advice any tenant with a bad LL , just walk away. But I cannot easily walk away from a bad tenant. When they do go eventually, they usually leave trail of repair costs. When my last tenant moved out, I even did not bother keeping any of the deposit! It would have covered the fraction of the damage they caused.
