Tenant credit check

Hello,

I was in the process of providing references for a tenancy agreement.Holding deposit paid etc. All check passed apart of credit check ad their trustworthy agency doesn’t have sufficient amount of information. That’s ridiculous. I offered to supply a employment contract,bank statements and even external credit check (i use for personal reasons Experian App tonkeep track on my record ) and receive monthly reports with vredit score Very Good. Landlord wouldn’t proceed to next atep without verifying. That’s very unfair,because of an AI platform they use,you can’t provide alternative proof.

They probably wantedto verify directly instead of relying on your docs? Fully understandable.

If you failed they can’t get RGI which may be essential for them. It’s unfair of you to expect a LL to pass you despite a professional reference report which you failed.

LL may choose not to investigate further if there are queries or issues. It’s a market. The LL may well take the view there are plenty of potential tenants who don’t fail referencing. Taking time to investigate further may be inconclusive (docs etc can be faked) and unless LL is an expert they can’t do the job better than a reference co. Meanwhile they aren’t getting rent. So they have cut their losses.

If you don’t like it, in future applications be upfront with LLs about the issues you’ve faced with automatic reports and why you are likely to fail referencing (not long enough history?). You might be able to mitigate by offering a guarantor instead.

Think of it as a positive- it obviously wasn’t meant to be and you would only have had further problems renting from this particular LL.
