My ex rental house was for sale. Neighbour asked to rent it for 2 months as a stepping stone. She gave me a story of how she had tried to take her own life and partner had taken out a mortgage in a false name so they were being evicted. I met her at the property and agreed to rent it for 2 months only which was 2 months ago. Told her at the time that gas was capped off and I would need to get electricity on, then get all checks done incl R to R, gas, electricity etc and make sure everything was working before they could move in. Partner handed me cash as a holding deposit and for first months rent for when they move in. I loaned her a key as she said she wanted a new sofa delivered there for convenience. Within a few days, found out they had got gas meter uncapped, she said by Eon but checked and it is not the case. She told me that neighbour had swapped my gas hob. She sent me a letter that certain things were not working and she was going back to Pakistan for a few weeks. On the phone, her partners son told me that a friend who is corgi registered, not GSR as it is currently, had uncapped the gas but will recap it when they leave. I have just been swept along with it all. Gas engineers wont do me a gas check issue me with a gas certificate with all the illegal gas activities. The agent took my house off the market. It’s a nightmare! I have written her a letter asking when she will be moving out but I can see there being a problem. Altering gas supply appliances is ground 12 I believe. I then got a company called Total Eviction to serve a S8 notice right away but things were not as they seem and after 5 weeks we are no further on. I found out that they are a start up business which explains a lot. I know I’ve been stupid letting these people in to my house. . I am a vulnerable person at the moment so I find myself doing things that I wouldn’t have done when I was younger and more switched on. I don’t know when they actually moved but need to put a tenancy start date on a S8 notice. Should the date be the date they sent r to r check. Any help would be appreciated
Seek professional legal advise , who are in up to your neck and keep accurate records now

Never never never fall for a sob story . We have heard them all . Head NOT heart. Same when you come to sell it.
yup… and now you risk being swept along with all the ‘advice’ you’ll get here. Some of it will no doubt be right and good, but you need to find a solicitor who specialises in the rental sector and follow exactly what they advise. For all our good intentions here, this is probably one of the worst messes we’ve seen for a long while, and you’re going to need more than just our good intentions and advice.
