Hi there, i am about to serve a sec 21 6. My tenant has just told me that he is splitting with his partner, he is on housing benefit, if he leaves the property and leaves her there with a child, how can i get them out. ANY HELP PLEASE THANKS.
Have you met all landlord obligations iE lodging deposit ,gas safe Cert etc?
And her housing allowance/income won’t cover rent?
You can let him know that moving out doesn’t end his tenancy or his liability for the rent. If he wants his liability to end then he must seek to end his tenancy, either through a notice to quit if the tenancy is periodic or a deed of surrender if the tenancy is still in the fixed term.
