Tenants splitting up, One is moving out - What's correct procedure here?

My tenants are breaking up and one wishes to move out right away. The other who has children in local schools and job nearby, wishes to continue with the tenancy. How do I approach this? I heard that creating new tenancy agreement was the way but the tenant’s suitability may have changed now regarding his salary, as they were both on original agreement and paid rent jointly.
They’ve been there over a year and been exemplary tenants. Should I re-screen the tenant for suitability?
Also how will it work regarding the deposit? As they probably paid that jointly.

You shall need to start again like it’s a new tenancy,
AST, deposit, documents served, inventory etc
Ensure the property is cleaned and all issues dealt with as you will not be able to claim issues from a new deposit etc

If they’re on a fixed term tenancy then I would do nothing and not let the one who has moved out off the hook. S/he will still be a tenant and liable for the rent. If its now a periodic tenancy then I would wait for one of them to serve notice which would end it for both. You could then re-reference the other one and consider whether to give them a tenancy on their own.
