Ask your Buildings insurer. They will tell you if they would allow it or what precautions they would insist on. This will be a good start for your discussing options with your tenant.
Don’t start businesses in residential properties
Your contract should have a clause prohibiting business use
Beauty treatments require licensing from the local authority
These days beauty extends into the realms of aesthetic surgery which these people are not qualified for
Worst case scenario … death
This is almost certainly a breach of your insurance, a breach of local planning and other by-laws, a breach of your mortgage conditions if you have one and a breach of any lease or restrictive covenants on your property. I would suggest you decline.
thx, my tenant wont go that far but mainly on doing nails. My concern is the flammable chemicals. The stock to do it would be more than just catering for one or two persons in a household…
It is sad that its so difficult to do this. We should be encouraging entrepreneurship.
A tenant of mine started his own business painting calipers on car wheels. It was a hobby as much as a job, maybe only 1 or 2 jobs per week, but did earn him some extra bits of spending money.
The effort to earn some money was to be congratulated, and had he owned his property, the likelihood is he would have been able to continue with this on a small scale at least. Maybe it would have become a successful business, where he could expand to alternative business premises, but initially they could not afford those separate premises, so a fledgling business running from home was, on the face of it, an ideal solution…
Had the business been successful this would also have helped as a possible route off benefits for them.
Sadly, it was not possible to consent due to the insurance obligations imposed.
Its a shame. I like to consider myself having a bit on entrepreneurial spirit, and it was disappointing to have to stamp this out of others… just because they are tenants.
Is there a garden area where they can build a garden room and work from there? I see these quite a lot but in gardens of owner / occupiers. Dog groomers, nails , hair dressing, offices and so on. Permissions needed
