The tenant is asking is she could start her own business from the property. This was not discussed previously, and business needs some specialized machinery. What do we need to do? advise regarding legality and potenTial consequences of this will be appreciated.

Certain businesses can give rise to a tenancy to which Part II of the Landlord and Tenant Act 1954 (business tenancies) applies.
It could be rather complicated
Speak to Landlord Law or NRLA or Anthony Gold or David Smith

It would likely breach the terms of any lease, mortgage and insurance you may have, as well as planning restrictions and as A_A says, there may be a risk that she later claims its a L&T Act 1954 tenancy with a statutory right to renewal.
