Esp if it’s an AST because somewhere in the contract you signed it will say something like

Did you ever actually read the contract before you signed it?

What we are talking about are the very basics of letting property. You very definitely need legal help because it is probably apparent to your tenant that you have no idea what you are doing and they can take advantage of that big time.

You gave them the prescribed information before the deadline, right?

You need to start researching your obligations as a Landlord. There are many ways you can trip yourself up by doing something wrong, due to a lack of knowledge.

I would strongly advise you consult a repossession expert. I’m a Landlord of 30 years, with good knowledge of the industry, but I have never had to evict a tenant, so would certainly consult an expert if I needed to.

Not sure what you mean by its too early for a s21?

If it’s a six month AST that expires in November She would not be able to serve until four months of the tenancy has passed.

OK, I missed the post where the OP implies its a 6 month tenancy. Even then, it would be worth serving a s21 on 1 Oct, which still may need quicker than the s8.
