I get that. I do need to set a limit on how much energy to spend on this, but I do have some time available to chase them down.

As well as being a (unqualified, employed in an academy) drama teacher, she’s an actress so she’s visible on various websites. If I ever did get them into court she’d put on the performance of her life…

Interesting idea to use an AirTag, but note that an AirTag will often be a door number or two out, as GPS accuracy is limited indoors (the AirTag connects to a nearby phone, and the phone uses its GPS)

It depends on surroundings devices which relays the information and if they opted for location accuracy. I am an android user and Smarttag+ has UWB technology which will give an accurate location w.r.t phone. Regarding phone location, phones do not use only GPS. They also use wireless access points and mobile networks for triangulation. Obviously if they are on a flat then you might need to go with your app to define elevation.

I feel for your predicament. Im a prospective tenant and prople like that give good tenants like myself a bad name.
Ive just been gazumped yet again on a property as i didnt get all the many documents to him in time so he rented it to someone else - despite him having given me his word i could have it
Ive been looking for EIGHTEEN months for somewhere in the north londin area.
I live in Yorkshire but need to move back south as my mum has dementia.
I had ti get my neighbour to go in and copy the ELEVEN required documents fir my credit check.
Its really hard to arrange viewings from 5 hrs drive away so i tend to have a frantic round of applying and hope to arrange a few viewings close together.
Last week i found my perfect place.
Landlord said i could have it.
Went to place holdi g deposit but had to go thru credit check first…
There are SO MANY hoops to jump through these days - largely due to poor landlords such as yourself .
When i rented my current house 12 years ago. I saw an advert in the paper.
Rang and spoke to landlord.
Arranged a viewing.
Liked it.
We shook hands .
Deal done with no paperwork at all.

What everhappened to personal trust where a persons handshake is their guarantee…??

While officially you would have to wait until they officially register a new address, it is NOT ILLEGAL to follow a removal van or their car.
After all, you are just a citzen on a public road.
I think its taking it a bit far to put a tracker on their car but the law is hazy and morally i think you could argue the validity of doing so
It is dead cheap to buy a decent tracker.
As long as you afix it to their car on a public road who is to stop you??
Better, get a friend unknown to them ( not a family member) to affix the tracker and use the app on their phone. Whos going to link it to you??
Once you have found their new address, leave it a week, then put a hand delivered bitll ( not posted) through their door.
I guarantee that will skake them up and they ll start paying.

A landlord friend of mine did just that when his tenants flitted ( yorkshire for moving quickly without paying rent).
He was froendly with the neighbours so they rang him the day they saw the tenants leaving.
He d already got a mate to fix the tracker.
They paid owed rent within a wekek.

Realy wish that was the case now - but sadly problems with tenants who think its OK not to pay rent or do a runner" means that experience has taught us we now have to do more checks that we do did in the past. And the less bad eggs we get the more we can keep rents at a reasonable level for exiting tenants.

As a landlord I like supplying good housing to my tenants and keeping it in good condition. I like keeping rents at fair levels so they want to stay. But I hate it when my time is spent on evictions and visits to court , and money is spent on lawyers and court fees and referencing etc etc. But if I tolerate bad tenants or antisocial tenants , or risk taking on those who don’t pay rent - it forces costs and rents up for all my other tenants - and that is not fair.

So sadly its checks and defensive contracts - not the old handshake and trust - but yeah I think we have lost something .

Move me in,im deslerate to find a place,the dss will pay it for me,its always on time and i can pay bond etc and im hardly at the lroperty because i work volunatarily almost 24 all day and i sleep at my familys house most of the time,im 100 percent genuine and i wo t leave you in rent arears ever,thats a disgusting thing to do

Thanks this is good advice - can’t say more at present. But I am in favour of CCJ’s these people need to feel the consequences of bad behaviour.
