Tenat/guarantor with good saving FAIL THE REFERENCE

Hi Tenant she is self employed and her grantor fail there credit check
Even though the grantor has good saving and a property owner .
What do you think has gone wrong in there referencing
And do you think I should take this tenant and give them a contract .
The only think that I can’t I have insurence to cover me for any problems in future .
Any advice please .

Their income may be too low to pass, or they may have poor credit, CCJs etc. Does the report not tell you?

Do not take the risk, I am currently going through the eviction process now because of deciding to take on a tenant with guarantor in this position. If they do not pass affordability checks alone I wouldn’t risk it again.

Thank you for your respond . The tenant: has problem with affordability not enough for the rent asked . And no rental history . The grantor also problem with affordability, even though they have good saving
Refereeing don’t look at saving they look at monthly income .

Personally I only pick tenants who pass all credit checks, and always require a guarantor who does the same. I am risk averse.

Correct. Savings can be false indicator. Might not even be the guarantor’s money. Proved regular income much more important.

Again another thread showing the lack of understanding of the market by the government. A three or six month deposit would probably have given the landlord the confidence to go ahead and would have provided the tenant with a home. Without that larger deposit you should not proceed with the proposal.

I think LLs now have to more than ever stick to affordability, I only take tenants who have good credit score as well as good home ownership guarantors
Nothing less and slight dowt I refuse as as I would rather lose a months rent than have to evict due to money issues

I have taken tenants who have narrowly failed referencing in the past, but I would be much more cautious now. So hard to do this I know.

“Savings” mean nothing unless you understand where they came from, its easy to borrow money from a friend for a month to fool landlords. Owning a property means nothing either as no cashflow from it, it only gives you some way of finding the guarantor at a fixed address should you need to sue them. Thats why credit checks want to see income flows.

Just ask for full 6 months rent up front , I had this issue as the failed reference guarantee and I have the money but my income is not regulated so credit checks are not easy for us ! However I was prepared to pay up front to show my commitment , ask her the same , then go to monthly of good tenants

Regulated? Do you mean regular? This is scary for any landlord, once 6 months is up then what?

Rent in advance is soon to be a thing of the past, this is the only hope for some people.

I asked for 3 months deposit .
They said no way .!!!
Then later in discussion oh can I allay for housing :joy: I laugh lowed assign of not paying no rent god knows for how long .
Is very tricky now days to rent your buy to let property to anyone…. Changes of the low and the economical crises is not helping anyone .

Its illegal to have a deposit of more than 5 weeks rent.

I advertise on openrent yes (the paid for listings), then whittle them down by asking questions or usually by speaking on phone (typically around 80 enquiries in first 2 weeks). I dont usually do many viewings.

You. You cannot ask for a 3 month deposit. You need some very basic landlord training, you appear to not understand the law.
