such a coment used to get a response from Openrent staff in the past . Sam was pretty good in response. But nowdays you can make a coment about a situation and there is no response. Do you think the service is getting worse ? I have a place near renovation finish and am beginning to wonder
They donāt reply on here much, but theyāre pretty good at replying to email, so itās just a different type of service, not worse service.

They donāt shut down on advert only
Maybe find tenant then do management and see if that makes a difference

Once you hit 100 thats it, eg you could hit 100 in 5 days of your 3 months and its paused on day 5!
After the 100 has been reached, can we just pay again for another 100? Does this cause any other problems? Has anyone else done this?
I donāt get this. Obviously your rent is too low, the market is telling you something. If your rent is set close to the top end of the UC housing then you will be flooded, you have to add Ā£100 - Ā£200 and this also gives you the excuse to filter out DSS. From Openrentās point of view, if landlords donāt respond to viewing requests this is bad for them. So listen to what the market is telling you, increase the rent, and respond to people within a day of them contacting you, even if just to tell them you are holding an open house event one weekend.
My rent is above the housing allowance rate but I was flooded with applicants on benefits. This time I will put minimum income in the advertisement, to deter those on low income / benefits. I will also increase the rent even more. I always respond to all applicants.
The 100 limit needs doubling. I have easily hit this more than once without even thinking about harvesting information. Most of what comes through isnāt fit for harvesting and itās an inconvenience. Desperate tenants will apply whatever you put as they think you are an easy touch advertising directly as a landlord not an agent.
I have had the email from OpenRent a well saying Iāve hit 70 and that the advert will be paused at 100.
Does anyone know what paused means? Will the current people who have messaged me get a notification of some sort?
Also, is this rule in the T&Cs because I canāt find it. It was very vague about Fair use. Iām going to call them tomorrow to discuss this. Effectively, Iāve paid Ā£30 for 100 people to inquire. The annoying thing is Iāve put from the start about not being student friendly or pet friendly and people with students and pets still inquire!

However, blocking them doesnāt mean they donāt count towards your 100 limit! If only it did, that would be great.
Please can you respond to Claus20 message in February 2021. These issues are still taking place and as they have said, āGood-value properties in London with garden access are going to attract a disproportionate amount of interest. Instead of the threat of delisting, and the odd suggestion that I duplicate the listing if I need to, it would be good to have a prompt as to whether the ad should still be live. If I reject enough people to keep live enquiries under 100, that suggests the ad is working as intended.ā
We are in the same situation, the advert has been āpausedā (though no indication of any means to āunpauseā it) because of over 100 enquiries. All of these have been responded to quickly, over 60 have been declined because they are unsuitable straight away (generally requiring a HMO, a property sooner than this will be available or more than the maximum occupant number) and the majority of others (24 prospective tenants) have been invited to 2 viewing days (the others we are currently waiting for information or a response from).
We still have 3 weeks until our viewings and slots available for tenants to view - but have to pay to relist!? This feels much more like a money making scheme by openrent than an authentic aim to improve the value for money/experience for tenants or landlords.
A much better method of improving this would be to allow more tenant screening options (such as HMO, maximum number of occupants etc) and to not include declined enquiries in the 100 enquiry number.
Would be nice if OpenRent sorted this out.
OpenRent provide great services but this one issue is destroying their professional reputation.
I would love to start using their services again and hope they change or modify their 100 limit.
Open rents 100 limit drives me up the wall. My rent is inline with properties in the area if not slightly above, the property is a 2 bed newly renovated house, yet I still clock up 100 enquiries within weeks of marketing. most of which are people who canāt pass affordability or would be seriously over crowded if I even considered letting them view. I have a set of pre screening questions to attempt to filter out time wasters but as these count towards the 100 limit Iām back to square one. Iāve even had people enquire twice but under a partners name despite being rejected under their own name. Open rent need to seriously address this limit. If a tenant is rejected due to suitability it should not could towards to limit. It just seems that open rent are using this limit to force landlords to pay again and again to advertise their properties with them.

Listed my property (for the second time) last night already had 10 applicants 3 earn 20k minimum needed for affordability is 27k 4 havenāt bothered to answer the screening questions and 3 would take the occupancy over what is stated in the add. Thereās 10 enquiries that will count towards my quota but are naff all use to me
