Undeclared tenant

I’ve discovered - at the end of an AST - that an additional undeclared (i.e.secret) tenant was living in my house - in clear breach of the tenancy agreement.
Consequential costs to me as the landlord are difficult to quantify but there is bound to have been additional wear & tear as well as extra consumption of water, gas and electricity - which was included in the rent.
Does anyone know what deductions can legally be made from the tenants’ deposit in compensation?

Probably none. You could try, but the deposit scheme might well reject the claim.

yes I agree even with evidence the deposit schemes are all the same, they are very much pro tenants, might not succeed. But can try. TDS seems to be better

In the current climate of rising energy bills it’s best not to offer “bills included” tenancies. Based on my own experience tenants tend to be less careful if someone else is paying and by excluding bills you also protect yourself if someone else moves in without your knowledge.
