Upfront rent payment

Hello All,

one of the tenants has medium risk in his credit check and one CCJ but seems to afford the rent. could we ask for 6 months upfront rent payment and five weeks deposit for a six months tenancy agreement. or should i do as 5 +1 months AST and take 5 months upfront payment. Please advice

Do the latter and take the five week deposit
That way if the rules go back to pre pandemic you can serve a s21 with two months notice
You may want to read the posts on CCJ and decide if you want to take him or not
